Plan your trip Renting a Villa in the Dominican Republic: What to Know

The north coast around Sosua and Cabarete is the best region in the Dominican Republic for a villa stay, with gated communities, varied beaches and Puerto Plata airport 15 to 20 minutes away. Booking direct with the owner usually saves the platform fees, as long as the deposit, cancellation and house rules are in writing.

Punta Cana is resort country. The north coast is where villa life happens: gated communities like Sosua Ocean Village, a real local scene and easy day trips to waterfalls, caves and beaches. Our family has been coming here for 15 years.

What a villa includes

Always ask for the exact list. At our villas, the basics are covered:

  • Private pool, air conditioning and Wi-Fi.
  • A fully equipped kitchen, often with an outdoor kitchen or BBQ.
  • Bed linen and towels, with changes on request.
  • At Villa Bohemia, a golf cart for the whole stay.

Extras such as airport transfers, a private chef, additional cleaning or beach club passes are usually optional and paid separately. Check before you go.

Booking direct vs Airbnb

Airbnb adds a guest service fee on top of the nightly rate. Booking direct removes it, and you deal with the owner from day one. The trade-off: you need clear written terms. Here is what ours look like:

Direct booking
Deposit30% on confirmation
Balance30 days before arrival
CancellationFull refund up to 30 days out, 50% between 30 and 7 days
PaymentInterac e-Transfer, PayPal or Dominican pesos
Minimum stay2 nights; check-in 3 p.m., check-out 11 a.m.

Payment and security deposits

Most villas ask for a refundable security deposit. Ours is CA$1,000 at Villa Bohemia and Villa Kite Beach 5, and US$1,000 at Villa Santorini. It is paid with the balance and refunded within 7 days of departure, once the villa has been checked.

Never pay by untraceable means, and make sure you receive a written confirmation with the total price, dates and cancellation terms.

Entry requirements in a nutshell

All travelers must complete the free electronic e-Ticket form before flying, at the official site of the Dominican immigration service. Requirements change, so check the official sources before you leave.
